It is good to have a seasoned professional who understands the ins and outs of our complex marketplace, someone who LISTENS, communicates clearly, and who knows how to work.  I know where to look to find the properties that will delight you and fulfil your requirements.  I am focused on meeting your needs and not on any specific area or on my own listings. I know where all the niches are and can open all properites to you--Multiple Listings, listings of other brokers, builder products and even properties that are for sale by the owner. Since I work alone we can communicate directly, not through an assistant; and, all properties meeting your criteria will be hand-picked by me, not an automated response. You will recieve complete data and full photo arrays. As we work you will recieve the information you need to make sound decisions and the time you need to work through your process of finding the one property that is best for you and your loved ones.  You will notice when looking at my listings that I never really carry too many.  That's because most of my listings come to me from past Buyer customers or their referrals.  I do not spend any time seeking out, or soliciting listings.  Therefore my time is reserved for delivering all of my personal attention to my buyers and to properly servicing the few listings I carry.  Therefore I am fully focused on presenting ALL PROPERTIES that could meet your needs, whether they are my listings or not.

Surprisingly, the fact that I work so much with Buyers brings a great advantage to you if you are one of my Sellers. That's because I know full well what Buyers are looking for and how to draw their interest to your property. I know what they consider to be of value and what you need to do to appeal to them when they come to see your home. Most likely if you are one of my Sellers it is because you were, at one time, one of my Buyers or were referred by one. I take very good care in providing for all of my customers, one at a time. This means you are never just one more listing for me... it is my responsibility to do the work to get your property sold and to deliver on your expectations.  I understand how important it is to help you know the market place in the same way a Buyer sees it--what other homes (which are truly comparable to yours) are offering and selling for.  To do this it is necessary not only for me to do the reseach, but I must thoroughly consider the information and contemplate potential outcomes.  This must be done personally.  Good, strategic pricing cannot be produced through an automated analysis or a quicky procedure.  The highest price must be obtained, but no gain is realized without a sale and closing.  I believe you need to know what you can realistically expect to carry out of your home so you can have solid expectations going forward.  If I work to sell your home you will receive the anticipated results.
